Save you time: We’ll deal with the whole property search for you, identify and shortlist the best properties, arrange viewings and deal with the buying process once an offer is accepted.
Priority Access: We view properties before they come onto the market and even before other buyers. We also have access to off market properties that you’ll never hear about without the right contacts.
Save You Money: We negotiate hard with sellers and estate agents to purchase properties at the lowest possible price, often negotiating more than enough money off to cover our fee.

Henry Sterling was created to give buyers a helping hand in a property market that’s historically been sided with the seller. There was simply no one out there to guide buyers through the process and look after their best interests. Even though there’s many good estate agents out there, they work for sellers and have no loyalty to the buyer. Ultimately their job is to achieve the most money for the seller.
We’ve given buyers someone to fight their corner and assist in demystifying the complexity that comes with buying a property. Our founder Mark Steers, as well as the majority of the team, were estate agents in a previous life working for some of the UK’s leading agencies. They are well aware of the ‘tricks of the trade’ used by estate agents to sell houses and will use those tactics to your advantage. We manoeuvre our clients through their property journey safeguarding them against the pitfalls that can occur.
We’ll discuss your requirements and create a focused brief detailing the type of property you’re looking for. If you’re an investor, we’ll also discuss target rental yields and the best areas offering stability and capital growth.
We’ll trawl through thousands of properties and will select the best of the bunch to physically view. Depending on how many areas we’re dealing with this could easily be upwards of 100 properties in total. We’ll view marketed and off market properties.
We’ll create a shortlist of the best properties and will send them to you with photos, 360 photos/walkthroughs, floorplans and a history of each property. Once you’ve had the chance to whittle down the list further we’ll arrange viewings with you.
We’ll view the properties together and give you a tour of the areas to get you familiarised. If you’re overseas or unable to view the properties, then we can either discuss them further over the telephone/email or ‘walk’ you through them remotely via video call.
We’ll use our experience and ‘tricks of the trade’ to negotiate hard with the seller and estate agent to secure the chosen property at the best possible price. In the majority of cases we’ll negotiate more than enough money to cover our fee.
We’ll liaise with all parties on your behalf and will handle any problems that arise until you exchange and complete. We have thousands of property transactions under our belt, so you’ll have the very best representation in Henry Sterling.
