The more information you can give us at this stage, the better chance we’ll have at selecting the most suitable properties straight away. If you’re unsure on which areas to commence searching in, we can advise and suggest areas that would best suit you and your requirements.

We’ll advise you on current market conditions and if you’re looking for an investment property, we’ll research to ascertain what rental yields are possible and which areas are most stable and offer the best capital growth. By really getting to grips with your requirements your involvement in the search process is kept to a minimum, whilst we do the legwork for you.

WE'LL PREVIEW ALL SUITABLE PROPERTIES.

Armed with your brief, we’ll trawl through thousands of properties and will select the best of the bunch to physically view. We’ll be viewing properties that are being openly marketed as well as those that are off market. The latter you wouldn’t have access to without the right contacts. Depending on how many areas we’re dealing with this could easily be upwards of 100 properties in total.

The strong relationships we’ve built with our extensive network of contacts, estate agents and developers ensure that we can offer our clients access to properties before they reach the open market, as well as those that are available off-market. This access can be imperative to the success of the search as the best properties are generally sold prior to being advertised on portals such as Zoopla & Rightmove.

WE'LL CARRY OUT DUE DILIGENCE.

We use SWOT analysis to compare properties, and will pull data from various sources including Zoopla Pro, Land Registry, Local Authorities and Bluesky International to obtain as much information as possible for every shortlisted property. This ensures that we’re fully informed at all times and instils confidence that we’re recommending the best properties to you.

We’ll build comparable reports, find recent property sales, identify a property’s true value, review nearby planning applications, and search for issues in the area such as flooding and subsidence. You can have peace of mind that we’ve explored all avenues, enabling you to feel confident that you’re buying the right property, in the right area at the best possible price.

WE'LL CREATE A SHORTLIST AND VIEW PROPERTIES WITH YOU.

Once we’ve viewed all of the properties we’ll compile a shortlist of those that best meet your requirements. We’ll provide you with photographs, 360 photos/walkthroughs, floor plans, sale history and rental yields for each property. Once you’ve had the chance to whittle down the list further you can then tell us which properties you’d like to view. We’ll get in touch with all parties to arrange the viewings for you.

We’ll view the shortlisted properties together and will advise you on the pros and cons of each one. We’ll also give you a tour of each area so that you get familiarised with the amenities. If you’re not planning to visit the UK, or your schedule is too busy for viewings, then we can discuss them further over the telephone, via email or by video call. We can even have you on video call while we ‘walk’ you through the property remotely.

WE'LL NEGOTIATE AND OVERSEE THE PROCESS.

After we’ve found you the perfect property we’ll negotiate on your behalf with estate agents and sellers. We’ll use our ‘tricks of the trade’ to negotiate hard to secure the property at the best possible price. This is where our experience and knowledge really benefit you as in most cases we can negotiate more than enough money off the asking price to cover our fee.

Once your offer has been accepted and the sale has been agreed, we’ll liaise with all parties on your behalf, including estate agents, private owners, solicitors, financial advisors and surveyors. We’ll handle any problems that may arise along the way to ensure a smooth and speedy completion.
